How to Vet a Thai Property Developer Before You Buy

A practical checklist for evaluating developer credibility and project quality.

Not all developers are equal. Some have decades of successful projects; others are first-timers with big promises. Knowing how to evaluate a developer can save you from costly mistakes.

Checklist

  • Track record: How many projects completed? Any abandoned?
  • Financial health: Check SEC filings for listed companies
  • Construction quality: Visit completed projects, talk to residents
  • After-sales service: How responsive is the juristic office?
  • Legal standing: Verify company registration at DBD (dbd.go.th)
  • StayVerse verification: All developers on our platform are pre-vetted

Warning signs

  • Unrealistic promised yields (>10% guaranteed)
  • Pressure to sign "today only" deals
  • No model room or show unit to visit
  • Vague answers about common area fees or management
