Thailand's Luxury Property Market Shows Recovery Signs

Ultra-luxury condos above ฿200K per sqm are seeing renewed interest from Chinese and regional buyers.

After a post-pandemic lull, Thailand's luxury property segment is recovering. Transactions of units priced above ฿200,000 per square metre rose 22% in Q1 2026, led by Chinese, Hong Kong, and Singaporean buyers.

What's driving it

  • Weak Thai baht making properties cheaper for foreign buyers
  • Improved air connectivity to China
  • Thailand Elite visa program providing 5–20 year residency

Prime locations

Riverside, Wireless Road, and Sukhumvit Soi 1–21 remain the most sought-after addresses. New super-luxury projects in Ratchaprasong are attracting pre-launch interest.
