Guide to Renovating a Thai Condo: Rules, Costs, Timeline

What you can and can't change, how much it costs, and how long renovations take in Thai condos.

Renovating a condo in Thailand involves more rules than renovating a house. The juristic body (condominium management) has authority over what you can change — and they take it seriously.

What you CAN change

  • Flooring (must not increase noise to neighbors below)
  • Kitchen and bathroom fixtures
  • Built-in furniture and cabinetry
  • Paint, wallpaper, lighting
  • Air conditioning units (same capacity or lower noise)

What you CANNOT change

  • External walls, windows, or balcony structure
  • Load-bearing walls (never)
  • Plumbing risers (shared with other units)
  • Electrical panel location
  • Door style if visible from common areas

Timeline & costs

Simple renovation (paint, fixtures, flooring): 2–4 weeks, ฿100K–200K. Full gut renovation: 6–10 weeks, ฿300K–600K for a 30–45 sqm unit. Always get juristic approval BEFORE starting work — fines for unauthorized work can reach ฿50K.
